Terms & Conditions

1. Agreement 

These Terms and Conditions apply to the rental of Remarkables House (the “Property”). By making a booking and paying a deposit, you (the “Guest”) agree to be bound by these terms.

2. Booking & Payment 

To secure a reservation, the following payment schedule applies:

  • Deposit: A non-refundable deposit of 30% of the total accommodation cost is required at the time of booking to confirm your dates.
  • Balance: The remaining 70% balance is due no later than 14 days prior to your arrival date.
  • Last Minute Bookings: If a booking is made within 14 days of arrival, the full 100% payment is required at the time of booking.
  • Currency: All rates are quoted and payable in New Zealand Dollars (NZD).

3. Cancellation Policy 

We understand that plans can change. However, due to the exclusive nature of the Property, late cancellations affect our ability to re-let the dates.

  • Process: All requests for changes or cancellations must be made in writing via email to [Insert Admin Email Address].
  • Cancellation Fees:
    • Cancellations made more than 14 days prior to arrival: The 30% deposit is forfeited.
    • Cancellations made within 14 days of arrival: 100% of the total booking cost is forfeited.
  • Changes: Requests to amend dates will be accommodated where possible but are subject to availability and may incur a fee or rate adjustment.

4. Security Bond

A security bond of $500 is required for every booking. This amount will be charged prior to your stay and will be fully reimbursed within 5 days of the completion of your booking, subject to an inspection of the property.

Remarkables House reserves the right to retain funds from this bond to cover any damage to the property, excessive cleaning requirements, or missing items incurred during your stay.

5. Occupancy & Use

  • Maximum Guests: The Property accommodates a maximum of 8 guests. Overcrowding is a breach of this agreement and may result in immediate eviction without refund.
  • Events: Strict rules apply regarding noise and events. Parties, weddings, and large gatherings are strictly prohibited unless prior written permission has been granted.
  • Quiet Enjoyment: Guests must respect the peace and privacy of the Fernhill neighbourhood. Excessive noise, particularly after 10:00 PM, will not be tolerated.

6. Check-in & Check-out

  • Check-in: From 3:00 PM on the day of arrival.
  • Check-out: By 10:00 AM on the day of departure.
  • Late check-outs may be arranged subject to availability and may incur an additional fee.

7. Liability 

Remarkables House and its owners do not accept liability for any loss, damage, or injury to guests or their personal property during their stay. Guests are advised to arrange their own travel insurance to cover cancellations, medical issues, or theft.

8. Smoking & Pets

  • Smoking: This is a non-smoking property. Smoking is strictly prohibited anywhere on the property.
  • Pets: Pets are not permitted unless specifically authorized in writing prior to arrival.
